Thank you to everyone who took the time to engage with our public consultation on the proposed redevelopment of the former Morrisons and HSBC site off Stratford Road in Shirley.
The comments, concerns and suggestions we received have been extremely valuable. We have listened carefully and, as a direct result of that feedback, have substantially revised our proposals for the site.
The new scheme is simpler, lower, less intensively developed and has been designed to sit more sympathetically within its surroundings.
What has changed?
Following consultation with the local community, we have made a number of significant changes:
The later living apartments have been removed entirely
The revised development now comprises an 80-bedroom care home together with a small number of semi-detached houses, significantly reducing the amount of development proposed for the site.
The height of the development has been significantly reduced
We have lowered the overall height of the proposed buildings considerably, helping the scheme sit more comfortably within the surrounding townscape and reducing its visual impact on neighbouring properties.
Detached houses have been replaced with semi-detached homes
This change better reflects the more traditional pattern and character of housing found within the surrounding area.
The appearance of the care home has been softened
We heard concerns that elements of the original design appeared too industrial. The elevations have therefore been reconsidered and softened to give the building a warmer and more residential character.
The flat-roof design has been retained, but with a softer approach
Retaining a flat roof helps keep the scale of the development appropriate to other buildings within the town centre. The revised elevations have been designed to create a more sympathetic visual transition between the care home and neighbouring buildings.
Much more landscaping has been introduced
The landscaping proposals have been significantly enhanced, particularly within the car park, with considerably more trees and planting incorporated into the scheme to create a greener and more attractive environment.
The former HSBC building will be retained
Upon further discussion with the landowner, it was not possible to include this building as part of the proposed development. Given that we also received clear feedback about the importance of retaining this familiar and much-loved local building, we have therefore redesigned the scheme so that the former HSBC building can remain. Furthermore, it has recently received planning permission for conversion into retail units, securing its own future.
A less intensive development
Taken together, these changes create a development that is lower, less intensive, greener and more sympathetic to its setting than the proposals originally presented for consultation. We believe the revised scheme responds positively to the issues raised by local people while still providing an opportunity to bring a prominent site, which is currently vacant and unattractive, back into positive use. At the heart of the development will be a new 80-bedroom care home, providing much-needed care accommodation as well as creating new jobs and supporting the local economy.
